HUD has set up the website www.HUDHomeStore.com for you to search through available HUD homes quickly. You can scan for new HUD Listings on a weekly basis before choosing which to bring to your agent’s attention or investigate further on your own.
If you have an agent search these for you regularly, make sure you are clear with them on the parameters of what you want to see; otherwise, they may bring you a lot of properties to sift through that don’t meet your criteria, thus not saving you any time.
On HUD’s website, you will see a “Search Properties” form right in the middle of the home page. This is where you can search for available properties according to your criteria. Fill in the location, buyer type, property type and status you’re looking for.
The HUD website has all kinds of resources available – take your time and look around, familiarize yourself with all they have offered to help you.
The website is pretty self-explanatory, but make sure to check out:
• Lists of Approved Appraisers
• Fair Market Rents for Different Geographical Areas
• FHA Mortgage Limits (useful to know when reselling a property)
• HUD Forms and Handbooks
• Loan Calculators
• Lender Locators
• Other Useful Tools for Real Estate Investors
If you would prefer to talk with a HUD agent before starting your search, use the “Find a Broker” section to get the contract information of the Brokers in your city or zip code. They can help you refine what you’re looking for as an investor. If the values of condos or townhomes in your search area are depreciating in value or not rising at the same rate as other property types, you may want to exclude them from the search or make lower offers on them than you would on a single family home. The same holds true if your goal is to wholesale to other investors…offer low.
